I See It My Way and You See It Your Way

It is interesting that people can buy a house or condo from the same builder and yet have so many different opinions.  Some people just love their builder, their new house and are satisfied with the builders customer service.  Others are so unhappy with that same builder, are angry because of all the deficiencies, and are totally frustrated with the customer service department.  Now how can some people be happy and some be so disillusioned?  It’s quite simple.  Everybody’s experience is different, and being human we all have different expectations.

Quite a few first time buyers become wrapped up in the excitement of buying their first home, choosing their interior finishes and waiting for their closing date. Reality hits when the unknown happens.  An extension of their closing date, an unexpected change that needs to be made in the floor plan (builders do have to give notice to the purchaser in both cases), this is the beginning of the frustration.  Second time buyers and beyond, may have experienced these things in the past so their reactions are quite different.   They are prepared. They know that these things can happen.

It is the unknown that causes the people to react differently to the same situation. We all have a plan in our minds about what this experience is going to feel like, and when there is a deviation from our plan the stress starts to seep in.  There are rules that builders are required to follow, which include timelines to fix deficiencies.  Some people have the patience to wait while others want things fixed ASAP.

I have also found that personalities play a big part whether a new home buyer is stressed out or is able to go with the flow.  There are so many factors that play into how we feel about our builder, and that even includes how the builder reacts to their purchasers.  Some builders keep their purchasers totally in the loop during construction and maintain constant communication, while other builders just do the bare minimum as required by the warranty organizations who govern them. In Ontario, Canada it is Tarion Warranty Corporation.

The bottom line is, buying a new home from a builder can be very exciting, but it can also be very stressful.  Being educated in new buying process helps.  Get the facts, understand policies and procedures, understand your rights, and builders rights.  All of these things will help to make your buying experience so much easier, stressfree and exciting.  We all want to be happy when we buy our new homes, and being savvy is one way to achieve that.
