I have met so many people who have purchased new houses or condos from builders, and have confided in me that they really don’t know what to expect after they have moved in. They don’t understand what Tarion is all about, they don’t understand the warranties and they are confused about what their responsibilities are. This is not surprising. How can you possibly understand all of those things if nobody has taken the time to explain them to you?
Many of these same people have invested money in a home inspector to accompany them to their pre delivery inspection, and still they are very much in the dark about the policies and procedures that are in place when buying a new home from a builder. Why? Because home inspectors are there to help you look through your home, they are not there to explain all of the procedures that are a major part of buying a home from a builder.
If new homeowners want to be able to understand all there is to know about their new purchase, they need to get educated. If people are willing to invest in a home inspector, they should also be willing to invest in their own education. I can’t stress enough how important it is to know what to expect when you buy from a builder.
When you spend hundreds of thousands of hard earned money to buy a new home, it just makes sense to understand as much as possible about the new home warranties, rules and procedures to avoid any undue aggravation. It is the difference between a happy transition into your new home, as apposed to a stress-full, anxiety ridden experience.
